Step-by-Step Guide to Filing Form 26QB
1. Visit the Official TIN-NSDL Portal
- Go to [https://www.tin-nsdl.com/]
- Click on "e-Payment: Pay Taxes Online" → Select "TDS on Property (Form 26QB)"
2. Fill in the Form 26QB
(A) Taxpayer Information
- Tax Applicable (Major Head) → "0021 - Income Tax (Other than Companies)"
- Type of Payment (Minor Head) → "800 - TDS on Sale of Property"
- Assessment Year → 2025-26
- Financial Year → 2024-25
(B) Details of Buyer & Seller
Buyer’s Details
- PAN of Buyer
- Name
- Address
- Mobile Number & Email
Seller’s Details
- PAN of Seller
- Name
- Address
- Mobile Number & Email
(C) Property Details
- Date of Agreement/Booking → 20-Aug-2024
- Property Address → Flat No. 102, First Floor, Plot No 9/20, Sector 3, Rajendra Nagar, Sahibabad, GHAZIABAD, Uttar Pradesh, 201005
- Total Sale Consideration → ₹80,00,000
- TDS Amount → ₹80,000
3. Payment of TDS
After filling in all details, click "Proceed" to make the payment. You can pay using:
- Net Banking (Recommended)
- Debit Card
- Challan Payment (via Bank Branch)
If you select Net Banking, you will be redirected to your bank’s payment gateway.
If you choose Bank Branch Payment, a challan (Form 26QB) will be generated. Print it and visit your bank to deposit the amount.
4. Generate Acknowledgment & Download Form 26QB
- Once payment is successful, download the acknowledgment receipt for future reference.
- After 4-5 working days, login to TRACES (https://www.tdscpc.gov.in/) to verify the payment status.
5. Download & Issue Form 16B (TDS Certificate)
After filing Form 26QB, follow these steps to download Form 16B (TDS Certificate):
- Login to TRACES
- Go to Downloads → Form 16B (For Buyer)
- Enter details → Request Form 16B
- After processing (takes ~2 days), download Form 16B
- Provide Form 16B to the seller within 15 days
Penalty for Non-Compliance
- Late TDS Deduction → 1% per month
- Late TDS Payment → 1.5% per month
- Late Filing of Form 26QB → ₹200 per day
- Failure to File Form 26QB → Penalty up to ₹1,00,000
